Built for a portfolio of land, not a spreadsheet of rows

A spreadsheet will hold the numbers. It will not tell you which lease runs out next spring, what a parcel is worth net of tax and commission, or how much of what you put in has come back.

Every parcel, in one list

Land ID, region, area, price per hectare, tenant, lease term and status — searchable and filterable, and readable on a phone without dragging it sideways.

Rent, year by year

A grid of parcels against years, where a dot means a payment was never recorded and a dash means the parcel was not yours yet. The difference matters, so the app draws it.

What a sale would actually return

Drag a price scale and watch net proceeds, return and break-even move with it — after sale tax, exit commission and the rent already received.

How much has come back

Capital recovered counts rent as well as sale proceeds, and the denominator includes parcels already sold — because money that has come back is still money that went in.

Only when there is something

Leases running out, rent not recorded, sales with no price. When nothing needs attention the app says so once and stays quiet.

A year, in review

One page per year — rent received, land added, where it is, what it closed at — that prints to PDF for a meeting. Figures the records cannot support are marked rather than guessed.

How a session goes

The app is a form you look at your own data through, and the data lives in your file, wherever you keep it. Think of it as the cold wallet of your land portfolio.

  1. Open the app No account, no sign-in, nothing to wait for.
  2. Connect your data Import an Excel file or restore a backup. The file is read on the device; it is not uploaded anywhere.
  3. Work Add parcels, record payments, model a sale, read the year.
  4. Back up One file carrying deals, rent and settings, saved where you choose.
  5. Detach, if you want to Erase everything from the device and keep only your backup. Optional — most people simply close the app.

The privacy claim, stated plainly

Most apps ask you to trust a policy. This one is built so there is less to trust: there is no server for your records to be sent to.

  • No account. Nothing to sign up for, no email address, no password.
  • No server. There is no backend. Your parcels, tenants and payments are stored by the app on your device and go nowhere else.
  • No analytics, no advertising, no tracking. No third-party SDKs, no crash reporting, no identifiers.
  • No network requests at all. The app is blocked from making them by its own content security policy, and works with the device offline.
  • Your files stay yours. An Excel file you import is read on the device. A backup you export is written where you send it.

The rest of it

Two currencies, one truth

Hold the portfolio in a base currency and a local one, joined by each parcel's own exchange rate. Or run on one and the second disappears from every screen.

English and Ukrainian

Both ship with the app, and you can add a language yourself from a file — the app will give you a template to fill in.

Import what you already have

Read an .xlsx workbook, map the columns it found, and see what it will do before it does it. Re-import a newer file whenever you like.

Try it on made-up data

A demo portfolio switch fills the app with an entirely imaginary estate so you can look around. Your own data sits in a separate place and is not touched.

Not every parcel is let

Some are held while the price moves and then sold. Switch the lease off and the app stops expecting rent from them instead of reporting a missed payment every year.
